There are many things to consider when purchasing a property in Bulgaria,
particularly choosing the right Estate Agent and people who have a wealth
of experiences and satisfied clients, like ourselves.
We are able to offer our full services to assist you, from choosing your property,
to completing all the necessary documentation and legal requirements for the
purchase. We also offer assistance in maintaining annual government and domestic
bills, taxes, new building works and annual accounts, etc.
Any person, who is not of Bulgarian nationality, must by law set up a ltd. Company
prior to purchasing land or property, except of plan, when the land is part of
a complex area. Although Bulgaria is now within the European community, we expect
this to continue for some time.
The process of forming the ltd. Company and purchasing a house or land, in most
instances, power of attorney documentations can be signed during your first visit,
allowing us to complete all transactions on your behalf.
Documentation for ltd. companies can take from 2 to 3
weeks to complete. Once the company is formed, the property purchase will
take about 2 to 3 weeks to complete.
As you will anticipate, it is best to pay for the property as soon as possible
for funds to be at hand if the transaction can take place early. We would also
recommend that to secure any property, you pay a deposit of 15% to enable us
to enter into a secure preliminary contact to secure the property.
Should you decide to purchase a property, there are many questions that we can
advice and help you with. Please do not hesitate to ask.
Should you wish to visit Bulgaria with one of our viewing trips, we will require
you to complete online Viewing Trip Forms, and agree that during your visit for
our efforts, to assist you and show you properties. You will only purchase through
ourselves on this particular visit to Bulgaria.
Do I have to visit to purchase a property?
It is always best to visit Bulgaria if possible, however, should you
wish to remain in England to purchase, a visit will be required to the Bulgarian
Embassy to sign documentation to allow the transaction to be carried out.
